These terms govern your use of the Borderless Properties website and any enquiry or booking you make with Borderless Properties Ltd. By using the site or making a booking, you agree to these terms. If you do not agree, please do not use the site.
Use of the site
Content on this website is provided for general information and to support enquiries about our serviced accommodation. All bookings are subject to availability and a separate booking agreement.
Bookings and third-party platforms
Bookings can be made by enquiring through this website or through third-party platforms we list, including Booking.com. When you click "Book Now" on a property page, you are taken to that property's listing on Booking.com to complete your reservation. Bookings made through Booking.com are governed by Booking.com's terms of service and cancellation policy in addition to these terms and any property-specific house rules confirmed on your booking.
We reserve the right to refuse or cancel a booking where information provided is inaccurate, where payment is not received, or where the booking would breach these terms or the property's house rules.
Payment and cancellation
Payment terms, deposits and cancellation policies for each stay are set out in your booking confirmation and the policy of the booking platform used. Please review these carefully before confirming a reservation. For direct enquiries, payment terms will be provided in writing before a booking is confirmed.
Check-in, check-out and access
Standard check-in is from 3pm and check-out is by 11am unless otherwise agreed in writing. Self check-in instructions and access details are sent before your arrival. If you anticipate arriving outside of these times, please let us know in advance so we can do our best to accommodate you.
House rules
To keep our properties enjoyable for every guest, the following rules apply to all stays unless otherwise agreed:
- No smoking or vaping inside any of our properties.
- No parties, events or gatherings beyond the guests named on the booking.
- Occupancy must not exceed the maximum number of guests confirmed on the booking.
- Quiet hours apply from 10pm to 8am out of respect for neighbours.
- Pets are only allowed where this has been agreed in writing in advance.
- The property must be left in a reasonable state on departure; excessive cleaning may incur an additional charge.
Property-specific house rules (for example parking arrangements at the Victorian House in Kingston, or balcony use at the Kingston apartment) will be confirmed with your booking and take precedence where applicable.
Damages and liability for the property
Guests are responsible for any damage caused to the property or its contents during their stay, beyond normal wear and tear. We may charge for repair or replacement at reasonable cost. Please report any incidents or breakages as soon as possible so we can resolve them quickly.
Lost property
We will hold any items left behind for up to 30 days. We can arrange return shipping at the guest's cost where requested.
Intellectual property
All photography, copy and design on this site is owned by Borderless Properties Ltd or used with permission. You may not reproduce, distribute or modify any content without our written consent.
Our liability
We make every effort to keep information accurate and up to date. We accept no liability for any loss arising from reliance on information provided on this website.
We do not exclude or limit liability for death or personal injury caused by our negligence, for fraud, or for any other liability that cannot be limited or excluded by law.
Privacy
How we handle your personal information is described in our Privacy Policy and Cookies Policy.
Governing law
These terms are governed by the laws of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the English courts.
